The Loch Ness Mouse celebrate 30 years as a band and release a new album to coincide with the anniversary. Album III completes the trilogy that began with the self-titled record from 2016 and was followed up by II in 2019 (both also released on the well-respected Japanese label P-Vine). Where the first was the tight and elaborate pop record, the next one more moody and atmospheric, the new record is possibly a bit more extreme, free-spirited and cheerful. Together, the trilogy nevertheless gives a coherent picture of what has been the band's project for the past ten years: melodic and sophisticated pop from a working-class perspective, with strong elements of soul and jazz, based on the songwriting of the brothers Jørn and Ole Johannes Åleskjær. Sault - 5 is the debut album by the mysterious collective Sault, released in May 2019. It was the first in a series of albums that would establish the group's signature blend of genres, including funk, soul, R&B, post-punk, Afrobeat, and electronic influences. The album received critical acclaim for its fresh sound, combining socially conscious themes with infectious grooves and rhythms.

The album features minimalist yet impactful production, with prominent basslines, funky guitar riffs, and layered vocal harmonies. The vocals are often delivered with a cool, detached style, which contrasts with the emotional and sometimes politically charged lyrics. Themes of identity, love, power dynamics, and the Black experience are present throughout the album.

Sault's 5 also stands out for its stripped-down approach to instrumentation, emphasizing rhythm over complexity, and allowing space for the vocals to shine. The tracks have a raw, DIY aesthetic, reminiscent of post-punk and underground soul movements, yet they feel timeless and modern.

Daniel Ögren is one of the key artists in Sweden’s contemporary, underground music scene. He has already accrued quite the back catalogue, both as a member of the sensational quartet Dina Ögon and also as a solo artist with eight albums already under his belt. ‘Fastingen-92’ was originally released as a limited-edition vinyl pressing in 2020 on the independent label Sing A Song Fighter Records (the same label that first introduced us to Dina Ögon's music). The album came to our attention after hearing Daniels' solo band performing live at the Stockholm Jazz Club, Fasching. The band featured Love Örsan and Christopher Cantillo of Dina Ögon fame (who also records with the incredible Sven Wunder), and their sensational genre-busting set blew us away. It convinced us that this now out-of-print album needed to reach a wider audience.
‘Fastingen-92’ doesn't sit in one genre, it draws from Daniels's love of South American folk music, soul, Nordic folk music and film soundtracks, resulting in something unique, dreamlike and transformational.

It features 'Idag’, an epic, beautiful, cinematic song that introduces the ethereal vocalist Anna Ahnlund. ‘Idag’ has gained a cult following and Daniel has stated that it was the spark that started the Dina Ögon project. Tracks like 'Annalena' and 'Kristinehamn by Night (for Christopher)' sound like a new club sound that hasn't yet been invented (which Nicola Cruz would spin in his DJ sets), mysterious, hypnotic, and engaging. Other songs like 'Maj (for Tintin)' and 'Picasso' venture into blissed-out Scando-Balearic realms. Daniel's love of nature and the inspiration he draws from the geographic environment of the Swedish countryside can be felt in these tracks, they take you to other places and times and are simultaneously familiar, ancient and alien.

Alongside the collaborations with Anna and Christoper, the album features Josefin Runsteen playing the drums on 'Idag' and Swedish musicians Edvin Nahlin and Ulrik Ordin. The majority of the album was played, recorded and mixed by Daniel. For the Mr Bongo edition, we have added the bonus track 'April’, which was previously only available digitally. ‘Fastingen - 92’ is a truly remarkable record that gets into your soul, so please delve in!

‘Jim, I’m Still Here’ is the second album from James Righton under his own name; produced by David & Stephen Dewaele of Soulwax and released on their label DEEWEE, the album follows The Performer released in 2020. James’ musical past is well documented; as the frontman of the genre inventing Klaxons, he helped create a revolution in British music and spawned a youth subculture. ‘Jim, I’m Still Here’ is a captivating meditation on the artists experience of the pandemic as James looks to conceptualize the myriad of emotions and events into a fascinating third person narrative. One of the album tracks features Benny Andersson from Swedish pop legendary band ABBA, with whom James has been working on putting together their new live band.

"I wrote this record during the first few months of the pandemic. At the time I wasn’t intending to make any music. I’d just released ‘The Performer’ on what turned out to be the first week of lockdown. The outside world shut down and I was busy being Dad. Then. I started making notes on my phone. Just words. In moments stolen from family life I’d head downstairs to my garage studio and put the words to music. When I was happy with a song I’d send it to Dave and Stef. Demos and Pro Tools sessions were passed back and forth between my home studio and the Deewee studio in Ghent. I was nervous about their response to the music I was making. It was personal, raw: unlike anything I’d ever written before. A conversation with the outside world during these times of isolation. For the most part my life was centred on the domestic. Getting to spend so much time with my family was a blessing. Making music was my play time. Isolation opened me to memories and allowed me to dream of the future. As the outside world tried to adapt to the pandemic I was asked more and more to promote ‘The Performer’ in live stream concerts on various platforms. As the pandemic went on, demands on production increased (more camera angles, better lighting, higher quality audio recordings). It became a one man show. I’d head downstairs to my garage, put on my Gucci suit, comb my hair and become someone else. Jim. Jim the deluded rock star, living out his fantasies from the confines of his garage. A lonely stardom. And yet, Jim was part me. He made me feel like I still existed. Jim became the centre of the new album. Dave, Stef and I worked into the sessions over the following months. It was always exciting to see where they would take my initial demos. The working method and the restrictions of making music together but in separate spaces, separate countries shaped the sound and feel of the record.

For polymath artist Wesley Joseph, writing a song is like shooting a film. In Ed’s own words - “I had been working on Subtract for a decade, trying to sculpt the perfect acoustic album, writing and recording hundreds of songs with a clear vision of what I thought it should be. Then at the start of 2022, a series of events changed my life, my mental health, and ultimately the way I viewed music and art.

Writing songs is my therapy. It helps me make sense of my feelings. I wrote without thought of what the songs would be, I just wrote whatever tumbled out. And in just over a week, I replaced a decade’s worth of work with my deepest darkest thoughts.

Since he first learnt ‘Layla’ by Eric Clapton on guitar at the age of 12-years-old, Sheeran’s love of the singer/songwriter began. Growing up with the likes of Damian Rice, Bruce Springsteen and Bob Dylan playing on repeat in his parents’ house – artists that his dad, John, introduced him to – ‘-‘was always on Ed’s horizon. Yet as the songs and writing process took on a whole new meaning and direction after a series of hard-hitting events impacted Ed’s world in 2022, one thing that remained untouched was his strong desire to make a record anchored in his love of singer/songwriter compositions. Mieke Miami's "Montecarlo Magic", the follow-up album to her debut "In the Forest", (2016, Sonar Kollektiv) no longer darkens through the forest, but there is truly no light constraint either. Rather a special, positive mood that radiates inward and outward, describing a state that seems to be inner contemplation and journey at the same time: Florida, California and Brandenburg nestle very close to each other here. Perhaps a river still rattles through the picture and certainly somewhere magicians*innen play with things hide: intoxicated, dreamy and certainly easy to find. Because in this world no one should look around for anything. Find what you want, says Mieke.

Right away the opener "Californio" makes me think of a stay in Los Angeles, an imagined Los Angeles, more imagined than real. Absurd: I was still invited there in February 2020. Silver Lake, in the first light of a new day. Walking along a spring morning, I hear from the garden of a hippie commune this chorus with bright bell piano, space echoes and fine refrain wafting over. "Californio ...". How close it gets to me? Very. I'd like to go back to where this music is playing and realize that this is happening just as much there, in that distant LA at a certain time, as it is in the here and now in me. Beautifully displaced simultaneity. The single "Horse", pre-released at the end of 2020, tells quite a lot about it: bass clarinet and the constant Angerauschte, loose, casual, played. An atmosphere of voices, instruments, delays and, if at all necessary, more painted than planned, the image of a (in itself) polyphonic world.

Unison different: bridges and choirs slipped from front to back, singing sometimes lead sometimes back. Generously overlapping themes, verses, choruses to song worlds. Which you can listen to like this or like that, says the artist. All get into each other, without effort and with horny opacity: Montecarlo Magic.

A confession: yes, I immediately thought, "'Californio' = Los Angeles, garden, world, music, and that hidden yet tangible new humility, hippie USA." I thought all that. But then Mieke tells me about ghost ships, souls and wanderings, and danger? No, it fits. Every dream is true, Yes and No, A and Not-A one: "So many out-of-the-way things had happened lately, that Alice had begun to think that very few things indeed were really impossible." '***

Soon this cover version of the Beatles will follow! Who does something like that? "Cry Baby Cry" Maybe the Fab Four in their Los Angeles days? Wiki says India. White album, Lennon on the peak. Supposedly he doesn't like the track later, here it fits. And Mieke Miami becomes, so to speak, for a very brief moment, the most humble John Lennon in the world, and then dreams on, and the band, which is actually herself, dreams itself alongside her.

A record like a garden: "The king was in the garden picking flowers for a friend who came to play." '**. So nice to hear something from John Lennon again and easy translated. Thanks Mieke.

And where I just thought myself listening to Los Angeles and India, doing something mysterious and simple, the record now leads me - via bumper cars and Abbey Road - via London to San Francisco: Swimming Pool. A street-of-Francisco feeling, with guitars and choirs - and soulful grooves that are as oppressive as they are pleasantly dirty. Nix urban soul though, but country road soul, which triggers a crazy wanderlust right now (and far beyond now). And at the same time dissolves it, because whoever listens is amazed - and understands: Brandenburg, Florida, California: It's all here. This melancholic wanderlust likes to blow away completely in the pollen of the places and regions of our desire. More than ever.

The last song: "Golden Ships" is then actually my favorite title, because then I can already start again with this magic music.

Trifecta, a new addition to the Kscope roster, features 3 of the contemporary music scene’s most lauded and revered musicians – bassist and songwriter Nick Beggs, keyboardist extraordinaire Adam Holzman and completing the line-up, Craig Blundell – one of the world’s most celebrated drummers.

Having performed together as part of Steven Wilson’s band, the three would jam together after soundchecks, forming what they referred to as “jazz club” and from these sessions the fledgling ideas for Fragments were born, Nick Beggs comments “after the last tour with Steven finished, we had a handful of tracks ready to work on and as we moved through our various separate projects we agreed to work on Trifecta.”

The record primarily leans toward a fusion of jazz rock, being instrumental except for the first single, the wonderfully titled “Pavlov’s Dog Killed Schrodinger’s Cat”. The lyrics of which, Beggs states “are written from the perspective of a layman trying to understand quantum mechanics…and failing”

Each band member completed the recording and engineering of their own contributions in their various home studios which helped in bringing their individual production ideas to each track. Adam Holzman mixed the record at his New York home studio and the mastering was handled by Andy VanDette (Rush, David Bowie, Deep Purple, Porcupine Tree, Beastie Boys) in New York.

Asked what fans of the musicians can expect from Trifecta he states “Fission! It’s like Fusion but less efficient and more dangerous.”

The debut album resulting from this “fission” of these extraordinary musicians is entitled Fragments and will be released on Kscope on 20th August 2021.

Tkay Maidza, the first female rapper signed to 4AD, announces details of her highly anticipated new album, Sweet Justice. The follow-up to her 2016 self-titled debut will be released on 3 November and includes the recent Flume-produced earth-shuddering single ‘Silent Assassin’. Today, Tkay shares a blistering new track, ‘Ring-A-Ling’ and official video directed by Jocelyn Anquetil.

“I’m never choosing compliance,” a defiant Maidza utters ‘Ring-A-Ling’; a warning from the Zimbabwean-born, Australian-raised, Los Angeles-based rapper, singer and producer and a mantra for Sweet Justice. Produced by Two Fresh, Tkay says of ‘Ring-A-Ling’, “I wanted to make an empowering song that tells others that my biggest focus are my goals.”

The result of a dark night of the soul—and ensuing epiphany—that led to a series of professional and personal reckonings, Sweet Justice isn’t a revenge album, but it does stem from a profound sense of karma. In a traditional sense, it’s a breakup record: about Tkay splitting off from her self-doubt and warped sense of self; the toxic figures that populated the last chapter of her life; and the idea that she should stick to any one lane.

After severing ties with old friends, she found some new ones on the same creative wavelength: Canadian producers Stint and Kaytranada, and fellow Australian Flume, all of whom contribute production. Sweet Justice is an album that embodies the beautiful contradictions of Tkay’s art: it’s a coming-of-age record by someone who’s mastered the game; an album about karmic justice and accountability that’s bright, breezy and incredibly fun. Drum-machine soul, funk, disco and boogie from Buffalo, NY. Rare 7" singles and previously unreleased tracks presented as a complete album. In the early 70s, Jessie Key and Sylvester Cleary - two passionate idealists living in Buffalo, New York - formed a close friendship based on a mutual mission to better their city. The Attica State Prison Riot of 1971 was a burning memory, and the Arthur vs. Nyquist lawsuit - brought against the City of Buffalo for creating and maintaining a racially segregated school system - was on the docket. Key was once a cotton-laborer in Mississippi, who journeyed north for school where he met his kindred spirit, Cleary. The two struck up an intense friendship, bought a drum machine and recorded their first 45, "A Man," a paean to self-actualization and Black American empowerment, which they custom pressed and issued privately. Dozens of recordings followed over a decade long span, issued on local labels and warehoused on cassette tapes. Perennial optimists, Key & Cleary tried any - perhaps every! - path they could demarcate in hopes of forwarding their agenda of self-effected, positive change. They formed Buffalo’s first minority-owned construction company, opened a health food restaurant in a building previously occupied by a fast food chain, and even concocted a candy bar called "The Buffalo Treat," which they manufactured and sold locally. Eventually they started their own label, Buffalo’s Reflection. On it they released their masterpiece, "What It Takes To Live," a sought-after disco and Northern Soul classic, which previously appeared on Now-Again”s Soul Cal anthology. This album collates the breadth of Key & Cleary’s recordings from 1970 until the mid 1980s, both with songs issued on rare 7" singles and previously unreleased. It presents a conjoined musical vision and tells the story of a duo years ahead of their time, both musically and culturally. Love Is The Way was their ethos - their goal was to enlighten humanity and to bend history in a more loving direction through communion.

Initially sparked by a disappointing experience in Los Angeles, EUROPOP is Carl Schilde’s first solo album. Feeling out of place and out of time in the music world, he started to embrace his own limitations, subverting themes like “making it” and pre- internet nostalgia with a Jim O’Rourke- inspired wink in his eye. While holed up in his Toronto basement, a lifelong obsession with outdated pop trickery and yesteryear’s preset sounds launched him into an alternate sonic universe—one where The Beach Boys’ late- 70s albums were big hits, and long-forgotten Italian soft rock is the style du jour.
The resulting ten songs were given their final sheen by mastering impresario Dave Cooley (Tame Impala, Blood Orange, J Dilla).

Born and raised in West Berlin sometime in the 80s, Carl has already had several musical incarnations.
From a Berlin Art Prize nomination for his single-note vinyl record (“The whole concept makes me upset” — VICE), to glimpsing the album charts by co- writing an aging crooner’s magnum opus (“Glamorous” — NY Times), he has always been more interested in exploring different angles than building a career. Since a transcontinental move to Canada, his focus has shifted from the conceptual to the immediate music-making process, with all its imperfections. An avid live performer, Carl is also a member of Playdate, whose album “Manitoulin Tapes” (“a blissed out lo-fi ambient gem” — The Wire) was recently released on Séance Centre.

Following the self-released single TOP 40, which has reached over 130k streams on Spotify, EUROPOP is scheduled to be released on February, 4th, 2022 on Staatsakt’s new interplanetary imprint, Fun In The Church.

Any two of these would have formed a strong core for an album, but placed together in a narrative context, their impact is even more considerable. As a result, this is not just one of Willie Nelson's best records, but one of the great concept albums overall.

Swedish synth-pop phenomenon Kite's second 7 inch since signing with Dais in 2023 finds the duo of Nicklas Stenemo and Christian Hutchinson Berg swinging for new heights of romantic desolation and baroque grandeur. They describe the A Side, "Losing," as a "six-minute empty call for emotional response." Stately piano and anguished voice reverberate in a vaulted hall, before gradually building into a widescreen anthem of synths, drums, and soaring vocals decrying the steady deadening of life and love: "It's deadly quiet in your old heart / Are you there? / I see dark skies on the rise / And daylight shows no remorse / And I realize it is my life / But It's losing all meaning." Swedish dark music icons Anna von Hausswolff and Henric de la Cour join the chorus as the song cascades towards an ominous horizon. The B Side, "Glassy Eyes," showcases Kite's mastery of somber, sweeping balladry. Hushed church organ elevates and anchors Stenemo's devastated confessional, swaying between resilience and defeat. The band describes the song as a reckoning with "the privileged and existential anxiety of drifting through life dispassionately," contrasted with "the yearning to connect profoundly with others and a desire for experiences that stir the soul before facing one's final moments." Like a hymn, the emotion thickens as it deepens, approaching both darkness and divinity: "Deep as I go, nothing to find / Oh catatonia, I won't cry / Nothing can grow, everything dies / Behind my glassy eyes."

serpentwithfeet is not only imagining, but exploring a world wherein Black love is paramount. His new album, Deacon, is "a study rather than a story," delving into Black, gay love and the tenderness present in the best companionships, romantic or otherwise. Fully self-actualized and more devoted than ever to personal fulfilment, Deacon highlights his growth as a songwriter, which he credits to taking a more straightforward approach to expression. Spending time with pop songwriters and observing how they traverse language encouraged serpent to take more risks lyrically, resulting in more purity. Raised by religious parents in Baltimore, serpent's flair for theatrical themes and gospel sensibilities can be traced to the Black church, a place where the artist had his earliest experiences with glamour and the ornate. Well-executed vocal flourishes and the implementation of a quickening vibrato are just a few of the skills he picked up during his time in a Pentecostal choir. He proudly follows in the tradition of R&B artists whose gifts were helmed in the church, and he approached Deacon with an undeniable passion and reverence for the genre. In his love for love, serpentwithfeet is offering a look into the soul of a man who articulates his passion in a warmer, gentler way. He's become wholly confident in his gift and messaging on Deacon, which is to be expected when one gives vent to maturity. Through his music, he allows compassion to be the backbone of his art, as he communes with his most loving self.

This expansive three LP set features the complete De Wolfe library cues from Romero’s 1978 cut of the zombie classic for the first time on vinyl. This special release of the iconic Dawn Of The Dead soundtrack features the U.S. theatrical soundtrack, including “Cause I’m A Man” by the British band Pretty Things, as well as fan favorite “The Gonk” by composer Herbert Chappell.

George A. Romero’s Dawn Of The Dead is considered to be one of the greatest and most compelling zombie films ever made by blending horror, gore, and social commentary on material society. Roger Ebert gave the film four out of four stars and called it “one of the best horror films ever made.” The film was selected as one of The 500 Greatest Movies of All Time by Empire Magazine in 2008. It was also named as one of The Best 1000 Movies Ever Made, a list published by The New York Times.

You just moved to the big city, you end up at a party where you don't know anyone and someone walks up to you and asks: "Hey, are you alone here?". That is exactly the feeling that Porcelain id describes on their debut album Bibi:1, short for the Arabic pet name Habibi. Porcelain id is the pseudonym under which Hubert Tuyishime (they/them/their) has been unleashing unique songs since 2020.

The album - inspired by their move from a quiet provincial town to Antwerp - is the soundtrack to walking into city traffic during rush hour and trusting to get out of the chaos in one piece. It is an ode to exciting encounters with complete strangers and to the friends you can come home to afterwards. A story about being a stranger in a city you've romanticized for so long, the rejection that comes with it, and the false nostalgia with which you look back on it all later on.

At first hearing, the completely English-language Bibi:1 may seem like a brusque farewell to the autobiographical intimacy and lo-fi singer-songwriter music on the previously released EPs Mango and Reprise, and especially on songs like Vlaanderen. But to Porcelain id it feels like an organic evolution. One towards more abstraction, experimentation and electronics, but never detached, and still building on the core of Porcelain id.

The new sound is the result of an intense collaboration with producer and partner in crime Youniss Ahamad, who, despite their different musical backgrounds, immediately felt challenged after Porcelain id's legendary elevator pitch: 'I want to make something that is situated between Nick Cave and the Bad Seeds and Yeezus by Kanye West'.

Together they drew the blueprint for Bibi:1 in Youniss' home studio. Track by track, without looking back. A sporadic, but rigid process that added to the intensity of the album. In the studio, the songs were taken to a higher level. The two invited a pack of talented friends and young musicians to the studio to add parts, a stark contrast to the solitary approach of previous EPs. Aram Abgaryan (recording engineer/synths/vocals), Nard Houdmeyers (guitar), Tim Caramin (drums), David Idrisov (bass), Alban Sarens (sax) and Emma Hessels (vocals) came by. Aram Santy was at the controls during the mixing sessions.

The result sounds like the ultimate symbiosis of Porcelain id and Youniss. Lofi, but ambitious. Fragile, but rough. Poppy, but disruptive. Sometimes challenging. Then welcoming again. Sometimes even danceable. Each song forms a small vignette that is part of a diverse, but coherent unity. Adam Coming Home and Low Poly are closest to the melancholy of Porcelain id's earlier work, while Lights! strikes a new path. First single Man Down, on the other hand, is inspired by the Antwerp students who drown every year and sounds like a wandering nightly stroll through the city. For Brilliant, David Idrisov was asked to 'play bass as if Chet Baker were not a trumpet player, but a bass player', a bizarre assignment that he accomplished with verve. And Cellophane flirts with emo trap and was sung with raspberries between the teeth, to simulate the effect of grills.

M_Sessions is offering a contemporary version of Mania D., Malaria and Matador’s music for the 40th anniversary plus the rare originals. Bringing the past into the now and into the future. Monika Werkstatt seemed the perfect choice for new interpretations. Founded in 2015, comprising female electronic musicians and producers from the entourage of Monika Enterprise and Moabit Musik. The loose collective played dozens of improvised concerts around Europe and released a studio album and live recordings in everchanging artist constellations. The M_Sessions involved Pilocka Krach, Beate Bartel, Midori Hirano, Mommo G, Lucrecia Dalt, Antye Greie-Ripatti, Natalie Beridze, Annika Henderson and myself. Here the form of interpretation is focussing on keeping the freedom of their improvised work and adapting it to the collective appropriation of songs. I cannot imagine a better reinterpretation of the material with its real life ups and downs and with its enthusiasm. The original core team of Beate Bartel, Bettina Köster, Manon P. Duursma and myself selected "Rare Originals" from the repertoire of the 3 bands where we saw special relevance and beauty - these tracks are on LP2. We rediscovered live tracks, living room recordings and demo versions from our times long gone. (G.Gut)

M_dokumente // THE Book - THE Records - THE Exhibition

The project M_Dokumente focuses on the All Female bands Mania D., Malaria! and Matador in the West Berlin music and art scene of the late 1970s and 1980s. We celebrate this 40 years retrospetive with a big festival weekend from 21.-24.10.2021 at Silent Green from a explicitly female perspective. The three bands around their members Beate Bartel, Bettina Köster and Gudrun Gut played concerts in different formations from 1979 on, released records and toured around the world. The self-determined appearance of the musicians was new, raised some eyebrows and was reflected both in the music and the lyrics, but also in their unique style and the genre-crossing approach of "more art in the music, more music in the art". To this day, the bands are considered visionary, they shaped a new image of women in pop culture and are pioneers and role models for the still important and necessary emancipatory movement in the music industry. Far beyond the borders of Berlin.

The three, reunited: Malaria, Matador and Mania D, unter einem Dach, but gutted, replaced with electronic hearts, new beats, new beasts, the time has changed, yet the politics, the problems, the heartache remains the same. 2021 sees the anniversary of the 3 M’s and therewith the production of an album of songs, covering a selection of the bands’ finest output, this time assembled by a new set of feminist misfits; producers, fangirls, instrumentalists, under the strict guidance of original members Gudrun Gut and Beate Bartel. M-Sessions features: AGF, Lucrecia Dalt, Sonae, Midori Hirano, Islaja, Natalie Beridze, Pilocka Krach, Annika Henderson (Anika), Lupe, Gudrun Gut and Beate Bartel. Beginning in West Berlin, in 1979, with the inception of Mania D, spawning Malaria! and later Matador; in a time when music was essential to movement, to escape, to space, to the scene and to the rebellion of the people; three bands stood for trial and error, trial and terror, anti- conformity, and anti-consumerism, for girl power and sticking it to the man, and for just doing whatever the hell they wanted. The three, their existence slightly staggered, with different members, different grudges, different heartbreaks, different instrumental expressions, were joined by a string of barbed wire, piecing pigeon hearts, within the playground that was the desolate ex-capital, now again capital, Berlin; a place where artists and freaks could run free amongst the wrinklies and army dodgers; no microscopes, no rules, no property developers.
